Solid Building But Difficult Ownership
Pros
Building is overall in good condition as it’s new and the amenities are OK now after two years of trying to get these open + working. In a very upcoming neighborhood.
Cons
The building is priced above what it delivers and has a very heavy handed ownership group. The owners are quick to threaten eviction, for example, but do not ensure the building is being well managed by the Manager. There have been historical issues with the leasing team who initially pushed people to move into an unfinished building and I think this has since improved. The offerings for amenities and the community amenities are a bit disorganized and not worth the money. The pool fees alone for a summer are far too high for the size and availability of space, not to say anything of how infrequently the pool is open in season. There have been several issues with systems not being in place, the entire rental payment platform was changed this year with very poor communication around that change, there are always issues with receiving utility bills (historically some times they are six months behind and the owners want all the funds immediately for a mistake their platform caused), etc. It’s a decent building but overpriced for the caliber of its delivery.
Advice to the owners
My experience is that it feels like you’re looking to charge for things at every corner. Learn to work with your tenants rather than against them and please consider what the tenants actually want over what looks “shiny” on the website.
