Limited frills but rent stabilized
Pros
Great price, very close proximity to Prospect Park and easy access to two transit sites. Also, the Ditmas park homes a few blocks down are gorgeous to walk to.
Cons
Had a large rat problem outside this year due to garbage. They moved it to the front of the building for the time being, but it is still an issue in our neighborhood. Also, the supers change pretty frequently and management office does not reply quickly.

OK building, but terrible tenants and not useful super
Pros
There's a live-in super who can handle super basic issues. There's also a trash and laundry room.
Cons
The tenants are awful, particularly on the third floor. The super is also not handy and, in order to save money, the management company will often make him try to fix things which can cause considerable stress and mess.
Advice to the owners
Hire a new super.
